Average Life Span of Your Roof

The life span of roofs depends on factors such as roof design and the climate in your area. The quality of installation as well as maintenance also play crucial roles in the life span of roofing systems. The average lifespan of your roof can also be determined based on the material it is covered with. Some of these materials include:

Asphalt and Fiberglass Shingles
Asphalt shingles are not expensive. They require low maintenance and are easy to install. However, they are less resistant to wind and strong rain. Asphalt shingles can last for about 20 to 40 years based on the manufacturer. Fiberglass shingles are more expensive than asphalt shingles and can last for at least 50 years.

Wood Shingles and Shakes
These materials are made from pressure-treated wood. They are more expensive than asphalt shingles. They require periodic maintenance and can be found in natural or pre-stained as well as aged finishes. These finishes give roofs a weathered look. Wood shingles are resistant to insects and rots and have a life span of about 30 years.

Copper and Steel
Metal roofing is made of galvanized steel sheeting. Copper sheets and tiles can also be used. The price of a steel roof is dictated by the finish applied on the roof, the size and the shape of the roof. Steel roofs are durable and can last for at least 50 years. Copper can last for about 100 years.

Stone Tiles
Stone tiles are made of slate, clay and concrete. They are resistant to fading and are capable of withstanding strong wind and heavy rain. They are heavy and should thus be installed by a professional. Stone tiles have long life span due to their durability. Clay tile can last for about 40 to 60 years. Slate and concrete tiles can last for about 50 to 100 years.

Flat Roofs
How long flat roofs can last depend on the materials that cover it. Rubber roofing (EPDM or elastomeric membrane) is a synthetic rubber roofing membrane and it’s not covered with gravel. It is more expensive than asphalt coatings. It also offers high resistance to ultraviolet and is also durable. Such roofs last for about 40 to 50 years.

Thermoplastic olefin membrane (which is made from ethylene propylene rubber and filler materials) have a life span of about 40 to 50 years. They are resistant to tears, punctures and ultraviolet rays.
